Forsythe's solution, called "Retail Plus," will provide private suites, each of which includes 1,000 square feet of space. Up to four suites will be able to be combined for a total space of 4,000 square feet.

Each suite is slated to be configured with 200 kW of power, with the option to increase it to 250 kW or 300 kW. For four suites, that will allow up to 1.2 mW, Harris said. "Any other provider, unless working on a customer offering, would need 8,000 to 10,000 square feet to get 1.2 mW of power," he said.

Forsythe could go larger by combining more suites, but that would be pushing into the custom colocation market, Harris said. "We're going with the sweet spot," he said.

Each suite will include 2N power, which means a completely redundant power solution. Also to be included is N+1 air conditioning, which provides a redundant air conditioning unit in case one of the primary units fails.

The entire building will be backed up by a generator sitting outside, Harris said. "But customers with 4,000 square feet will get their own electric room, utility transformer, and generator," he said. "At that point, customers are really getting a data center within a data center. They're sharing nothing else in the building."

Forsythe decided to not use containerized data center modules, or what Harris termed as "data center in a box," because they have several constraints.

Even when a couple are bolted together, space is an issue, he said. "Also, when you see one on display, they always seem constrained in some way, such as designed with only servers inside," he said. "The reality is, customer IT infrastructures are a combination of different manufacturers' equipment."
